Bills included or not

49% of the listings that said either way included bills in the rent. Rooms in shares with bills included had a median asking rent of £184 a week, against £172 where bills were extra: £12 a week more, about £52 a month. Part of that gap is down to which houses and areas include bills, so it is not the price of the bills alone.

If your house doesn't include bills, Housenote Bills puts energy, water and broadband into one monthly payment, with each housemate paying their own share.

How these figures work

  • Asking rents per person from the listings Housenote found between 21 September and 21 October 2026.
  • A room in a share is a listing with three or more bedrooms. Typical means the median: half of rooms cost more, half less. The middle half is the range the middle 50% of rooms fell in.
  • Listings under £350 or over £1,300 per person a month are left out as whole-property or mistyped prices.
  • An area needs at least 8 rooms in shares listed to get a figure.
  • Monthly figures are the weekly rent × 52 ÷ 12.
  • Areas follow the wards the Housenote app groups listings by. Each area page lists its wards.
