Terms of Service

Last updated: 14 April 2026

1. About these terms

These Terms of Service (“Terms”) govern your access to and use of the Housenote website (housenoteapp.com) and mobile application (together, the “Service”), operated by Housenote (“we”, “us”, “our”).

By creating an account or using the Service, you agree to these Terms. If you do not agree, please do not use the Service. These Terms are governed by the laws of England and Wales.

2. Eligibility

The Service is designed for students aged 18 or over who are enrolled at, or prospectively enrolled at, a university in Bristol (currently the University of Bristol and UWE Bristol). By registering, you confirm that you meet these criteria. We reserve the right to verify eligibility and suspend accounts that do not meet these requirements.

3. Your account

You must register with a valid university email address. You are responsible for maintaining the confidentiality of your password and for all activity that occurs under your account. Notify us immediately at louis@housenoteapp.com if you suspect unauthorised access.

You may not create more than one account, impersonate any person or entity, or provide false information during registration.

4. Use of the Service

You agree to use the Service only for lawful purposes and in accordance with these Terms. You must not:

  • Scrape, crawl, or systematically extract data from the Service without our written permission.
  • Use the Service to harass, abuse, or harm other users.
  • Attempt to gain unauthorised access to any part of the Service or its infrastructure.
  • Upload or share content that is unlawful, offensive, defamatory, or infringes any third-party rights.
  • Use the Service for commercial purposes (e.g., advertising your own services) without our prior written consent.
  • Interfere with or disrupt the Service or servers connected to it.

We reserve the right to suspend or terminate your account if you breach these rules.

5. Property listings

Housenote aggregates property listings from third-party estate agents and platforms. We do not own, let, or manage any of the properties displayed, and we are not a party to any tenancy agreement. Listing information (price, availability, description) is sourced from third parties and may not always be accurate or up to date.

You should independently verify all listing details with the relevant estate agent or landlord before making any decisions. Housenote makes no representations or warranties as to the accuracy, completeness, or fitness for purpose of any listing.

6. User-generated content

You may submit content to the Service, including profile information, messages, and preferences (“User Content”). You retain ownership of your User Content but grant us a non-exclusive, worldwide, royalty-free licence to use, store, display, and process it solely to operate and improve the Service.

You are solely responsible for your User Content and represent that it does not infringe any third-party rights or violate any law.

7. Data and privacy

Your use of the Service is subject to our Privacy Policy, which explains how we collect, use, and share your personal data — including for service personalisation and aggregated market analysis. Please read it carefully.

8. Intellectual property

All content on the Service that is not User Content — including the Housenote name, logo, design, code, and text — is owned by or licensed to Housenote and protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from it without our express written permission.

9. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not guarantee that the Service will be uninterrupted, error-free, or that defects will be corrected.

We are not responsible for the content, accuracy, or conduct of third-party estate agents or landlords whose listings appear on the Service.

10. Limitation of liability

To the fullest extent permitted by law, Housenote and its founders, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Service, even if advised of the possibility of such damages.

Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.

11. Changes to the Service and these Terms

We may modify or discontinue the Service (or any part of it) at any time. We may also update these Terms from time to time. We will provide reasonable notice of material changes. Continued use after changes take effect constitutes acceptance of the updated Terms.

12. Termination

You may stop using the Service and delete your account at any time. We may suspend or terminate your access at any time if you breach these Terms or if we discontinue the Service. On termination, the provisions of sections 6–10 and 12 will survive.

13. Governing law and disputes

These Terms are governed by the laws of England and Wales. Any dispute arising from these Terms or your use of the Service will be subject to the exclusive jurisdiction of the courts of England and Wales.
